About CeMAP Practice Papers
An independent CeMAP study aid — built by one person, and checked against the source material.
Why this site exists
Most people who fail a CeMAP unit have read the material. What catches them out is the exam itself: 60-odd multiple-choice questions against the clock, distractors that are nearly right, and case studies that expect you to apply a rule rather than recite it. Reading a textbook does not build that skill. Sitting papers does.
The practice material that already existed was either thin, out of date against the current five-unit syllabus, or gave you a score and no explanation — which teaches you nothing about why you got it wrong. This site was built to fix exactly that.

Who writes it
This site is built and run by Edward Jones, a sole trader based in the UK — an IT specialist with fifteen years spanning the adult education sector and the finance industry. One person builds it, and the same person answers the support email.
It is worth being straight about how the questions are made, because most sites are not. They are drafted with AI assistance and then checked — hard. Every question, every answer key and every explanation has been fact-checked against the FCA Handbook, HMRC guidance and the awarding body's published specification, and the bank has been reviewed by people sitting the real exams.
That checking is not decoration. It has caught real errors and they have been fixed against primary sources: the FSCS deposit limit that rose to £120,000 in December 2025, the Right to Buy discount caps cut in November 2024, the two-year lease extension rule abolished in January 2025, and the CeMAP 3 assessment code — which is now ASEW or ASSC, not the ASSM you will still find in a lot of study material.
We would rather tell you that than claim one person typed 1,330 questions by hand. What actually matters is whether the answers are right and current, and that is the thing we spend the time on.
Background
Fifteen years working across adult education and the finance industry, on the technology side of both. That is the useful combination here: enough finance to know what the syllabus is talking about, and enough adult education to know that a mock paper which only gives you a score teaches you nothing. It is why every question on this site carries an explanation, and why the calculation questions carry a method hint that shows you how to work it out without handing you the answer.
To be clear about what this is not: Edward Jones is not a practising mortgage adviser and does not hold CeMAP. This site is a practice tool, not advice, and nothing on it should be treated as a substitute for the awarding body's own materials or for regulated advice.
How the questions are written
Every question on this site is original. Nothing here is a past paper, a leaked question or a reproduction of anyone else's material — that would be both illegal and useless to you, because the real exam questions change.
Each question is written to the published syllabus for its unit, then checked:
- •against the current FCA Handbook (particularly MCOB, PRIN and COBS) for regulatory points;
- •against current HMRC guidance for tax, SDLT and thresholds;
- •for exam realism — correct format, mark count, time limit and 70% pass mark.
Rules and thresholds change. When they do, the affected questions get updated. If you spot something that looks wrong, please tell us at support@cemappractice.co.uk — corrections from readers are genuinely welcome and we act on them quickly.
How we make money
Straightforwardly: people buy the papers. £29.99 once for all 28, or £9.99 for a single unit. No subscription, no upsells, no drip-feed.
We carry no advertising, take no affiliate commission, and are paid by no lender, broker or training provider. Nobody buys their way into our content. The revision tools and preview questions stay free.
