How to pass CeMAP 3: case-study technique for the ASEW/ASSC exam

CeMAP 3 โ€” formally the Assessment of Mortgage Advice Knowledge, coded ASEW in England & Wales and ASSC in Scotland โ€” has a reputation as the hardest step in the qualification. Not because it introduces new material, but because it changes what's being tested. The earlier units ask what you know. CeMAP 3 asks what you'd do.

The format

Six client case studies, ten linked questions each โ€” 60 questions in 120 minutes, 70% to pass. Each scenario is a realistic advice situation โ€” a first-time buyer couple, a landlord, a borrower in arrears โ€” and the questions test whether you can apply the whole syllabus to that client. If you see this unit called ASSM in an older guide or course listing, that's the previous code for the same exam.

The single biggest mistake

Answering from product knowledge instead of from the scenario. Several options will often be technically true; the correct one is the most suitable for this client, given what the case study actually says. If a couple's stated priority is payment certainty, the answer is the fixed rate โ€” even though the tracker's opening rate is lower and the statement about it is factually accurate. Re-read the client's stated needs before every 'most suitable' question.

A timing plan that works

  • Two hours รท 60 questions sounds generous. It isn't โ€” scenario re-reading eats it.
  • Budget 18โ€“20 minutes per case study: 3 minutes reading the scenario properly once, then roughly 90 seconds per question.
  • Answer every question on first pass โ€” never leave blanks; flag doubts and return.
  • Watch for questions that hinge on a single scenario detail (an age, an income figure, the word 'gifted'). If you can't see why an option is wrong, you've probably missed a detail โ€” re-read.

Traps the examiners love

  • 'First' questions โ€” what should the adviser do FIRST: the process order matters, not just the destination.
  • Regulated vs unregulated boundaries (consumer buy-to-let, second charges, bridging).
  • Calculations dressed as judgement: LTV, rental cover, SDLT (or LBTT if you're sitting ASSC) โ€” the arithmetic is easy but only if you spot it's needed.
  • The compassionate-sounding wrong answer in arrears scenarios โ€” the right answer is usually 'engage with the lender', not the option that sounds kindest.

One practical point: the exam is sat online under remote invigilation, and you work from an on-screen calculator with no scrap paper. Two hours of holding case-study figures in your head is a skill in itself, so practise that way rather than with a notepad beside you.
