What jobs can you do after CeMAP?

CeMAP exists for one main purpose: it's the industry-standard qualification that lets you give regulated mortgage advice in the UK. Pass all five units and a set of genuinely different career routes opens up — same qualification, quite different day jobs. Here's what they actually look like.
The main mortgage adviser routes
- Bank or building society adviser: salaried, structured, advising on your employer's own products only. The most common first job — good training, regular hours, and the gentlest introduction to advising real clients.
- Estate agency mortgage adviser: attached to a branch or group, working the stream of buyers the agency generates. High volume, sales-driven, usually salary plus commission — a fast way to build experience if you can handle the pace.
- Brokerage adviser: whole-of-market or a large panel, so you're comparing lenders rather than selling one. More product knowledge required, more interesting cases, and typically more earnings linked to what you write.
- Self-employed adviser: running your own client bank, usually under a network that provides compliance oversight. The highest ceiling and the least safety net — generally a move for later, once you have experience and a source of clients.
What CAS means — and why job ads mention it
CeMAP qualifies you; it doesn't finish the job. New advisers work towards Competent Adviser Status (CAS) — the point at which your firm signs off that you can advise without every case being supervised. Until then you'll advise under observation, with cases checked and feedback given, typically for your first months in the role. This is why adverts distinguish 'CAS' from 'trainee' positions: CAS-holding advisers are productive from day one, while trainees are an investment. Don't be put off applying without it — every CAS adviser started as a trainee somewhere.
Beyond mortgages
Most mortgage advisers also advise on protection — life cover, critical illness, income protection — which sits naturally alongside every mortgage sale and often forms a meaningful slice of earnings. With further qualifications the map widens: equity release and later-life lending need an additional certificate on top of CeMAP (LIBF's CeRER is the usual route), and some advisers go on to full financial advice via a Level 4 diploma. CeMAP also underpins non-advising roles — case managers, paraplanners in mortgage firms, protection specialists and broker support — where the qualification signals you understand the product without your being the named adviser.
Money and progression, honestly
Mortgage advisers in the UK earn from around £27,000 starting out to £70,000 with experience. Treat any single "average" with suspicion, though: most roles pay a basic salary plus commission, so advertised figures often quote on-target earnings rather than guaranteed pay. That is why published averages for the same job disagree so widely — when we last checked, three job boards put it at £34,549, £40,497 and £47,100. The reliable shape is that advertised trainee roles start modestly, established advisers with CAS and a flow of clients earn well above that with commission doing the heavy lifting, and self-employed earnings run from poor to excellent depending entirely on client flow. Set against that, registration for the full qualification is £735 — a cost most people recover inside their first months in the role, and one plenty of employers will cover if you ask.
