About CeMAP 3 Mock Paper 4

This is mock paper 4 of 8 for ASEW/ASSC, the CeMAP 3 โ€” Assessment of Mortgage Advice Knowledge (ASEW/ASSC) unit of CeMAP. The 8 papers in this unit run easier โ†’ harder so you can build up to exam standard rather than being thrown in at the deep end. This one sits in the harder tier: it is deliberately pitched above the live exam, so passing it means you should clear the real thing with room to spare.

Every question carries a written explanation, so a wrong answer tells you which rule you have misread instead of just costing you a mark. Questions are original, written against the 2025/26 five-unit CeMAP syllabus, and cover the material the way the examiner tests it โ€” precise recall where recall is tested, and judgement where the paper wants judgement.

Format, timing and pass mark

CeMAP 3 Mock Paper 4 follows the live ASEW/ASSC format: 6 case studies ร— 10 linked questions, in 120 minutes โ€” about 120 seconds a question. Pass mark 42/60 (70%), as in the real assessment. There is no negative marking, so answer everything. 6 case studies carry linked questions: read each scenario once, carefully, before answering any part of it.

Case study 1 โ€” The customer recovering from a stroke

Harold (61) had a stroke eight months ago. He has aphasia, which slows his speech and means he needs extra time to process written and spoken information; his GP confirms he retains full mental capacity. His five-year fixed rate ends in ten weeks, when his payments will jump sharply on the lender's standard variable rate. His daughter Kate helps with his paperwork and holds a registered lasting power of attorney for property and financial affairs, though Harold prefers to make his own decisions. Harold has asked Kate to sit in on meetings with the mortgage adviser, and he is anxious about being rushed or patronised.

Vulnerable customers

Harold's aphasia makes him a customer with characteristics of vulnerability. The correct professional starting point is that:

  1. AVulnerable customers cannot be sold regulated products
  2. BThe case must be referred to the Court of Protection, which alone can authorise regulated mortgage transactions for any customer with a recorded health condition
  3. CThe adviser must deal only with Kate from now on
  4. DVulnerability is not the same as lacking capacity โ€” Harold can make his own decisions, and the firm should adapt its service so he can engage effectively
Reveal the answer

D is correct. FCA guidance is emphatic that vulnerability calls for flexible, tailored service โ€” not exclusion and not the removal of the customer's autonomy. Harold has confirmed capacity; sidelining him for his daughter, refusing to serve him, or invoking the Court of Protection would each be both wrong and harmful.

Vulnerable customers

Which service adaptations would best meet Harold's needs in the advice meetings?

  1. ASending only the standard terms and conditions by post, since issuing the prescribed documents in full discharges the firm's duty to communicate with every customer
  2. BLonger appointments without time pressure, plain-language explanations, checks on understanding, and a written summary he can review at his own pace
  3. CLimiting each meeting to ten minutes so he is not tired
  4. DSpeaking louder and finishing his sentences to save time
Reveal the answer

B is correct. Aphasia affects processing speed, not intelligence: time, clarity, comprehension checks and take-away materials are the adjustments that work. Speaking over him or compressing meetings would worsen the barrier โ€” and standard documentation alone is exactly what the consumer understanding outcome says is not enough.

A near miss is almost always a calculation you cannot do under time pressure, a definition you half-know, or a rule you have never read in the examiner's words. Start with the topic areas above where you dropped marks, then:

  • โ†’Drill the calculations on the CeMAP formula sheet โ€” LTV, income multiples, SDLT, APRC, ERCs and rental cover, each worked through.
  • โ†’Nail the terminology in the CeMAP glossary โ€” a surprising share of wrong answers are a term you nearly knew.
  • โ†’Re-read the syllabus coverage on the ASEW/ASSC exam guide, then sit the next paper in the ramp.
