This is mock paper 5 of 5 for MRT2, the Mortgage Products & Post-Completion unit of CeMAP. Repayment methods
A borrower pays £900 per month on an interest-only mortgage charged at 6% per annum. The outstanding loan is:
- A£180,000
- B£90,000
- C£150,000

A is correct. Annual interest is £900 × 12 = £10,800; dividing by the 6% rate gives £10,800 ÷ 0.06 = £180,000. Because the payment is pure interest, loan size can always be reverse-engineered this way — £150,000 would imply a 7.2% rate, not 6%.
Repayment methods
On a with-profits endowment, the key difference between reversionary and terminal bonuses is that reversionary bonuses:
- AAre guaranteed at outset for the whole term
- BAre paid out in cash to the policyholder each year, because annual bonuses must be distributed rather than retained within the policy
- CAre only added in the final year
- DOnce added, cannot be taken away if the policy is held to maturity, whereas the terminal bonus is not guaranteed until it is paid

D is correct. Reversionary (annual) bonuses lock in progressively — the smoothing mechanism's ratchet — though early surrender can forfeit value. The terminal bonus, often a large slice of the final payout, remains at the insurer's discretion until maturity, which is why projections are not promises.
