About FOER Mock Paper 2
This is mock paper 2 of 5 for FOER, the Fundamentals of Equity Release unit of CeRER. The 5 papers in this unit run easier โ harder so you can build up to exam standard rather than being thrown in at the deep end. This one sits in the easier tier: the wording is clean and the wrong answers are less subtle than the ones the examiner writes, so it is the right place to find out what you actually know.
Every question carries a written explanation, so a wrong answer tells you which rule you have misread instead of just costing you a mark. Questions are original, written against the current CeRER syllabus, and cover the material the way the examiner tests it โ precise recall where recall is tested, and judgement where the paper wants judgement.
Format, timing and pass mark
FOER Mock Paper 2 follows the live FOER format: 50 standalone questions, in 60 minutes โ about 72 seconds a question. Pass mark 35/50 (70%), as in the real assessment. There is no negative marking, so answer everything.

Definitions & regulation
Which statement about the CeRER qualification is correct?
- ACeRER (Certificate in Regulated Equity Release) is a Level 3 qualification from LIBF/Walbrook, made up of the FOER and EQRS units
- BCeRER is a single one-hour exam covering both lifetime mortgages and home reversion
- CCeRER replaces the need for any mortgage qualification when advising on equity release
- DCeRER is awarded by the FCA on completion of FOER and EQRS
Reveal the answer
A is correct. CeRER is the LIBF (Walbrook) Level 3 Certificate in Regulated Equity Release, made up of two separately assessed units โ FOER and EQRS. The FCA regulates advice but does not award qualifications, and a Level 3 mortgage qualification is additionally required before advising on equity release.
Lifetime mortgages
On a standard lump-sum lifetime mortgage, how is interest usually dealt with?
- AIt is paid monthly by the customer, like a normal interest-only mortgage
- BIt is paid annually by the customer's pension provider
- CIt is waived entirely once the loan reaches five years
- DIt rolls up (compounds) and is added to the loan, normally repaid from the estate when the plan ends
Reveal the answer
D is correct. The default feature of a lifetime mortgage is roll-up (compound) interest, added to the loan and repaid from the estate. No ongoing payments are required, though many plans allow optional voluntary repayments.

A near miss is almost always a calculation you cannot do under time pressure, a definition you half-know, or a rule you have never read in the examiner's words. Start with the topic areas above where you dropped marks, then:
- โDrill the calculations on the CeMAP formula sheet โ LTV, income multiples, SDLT, APRC, ERCs and rental cover, each worked through.
- โNail the terminology in the CeMAP glossary โ a surprising share of wrong answers are a term you nearly knew.
- โRe-read the syllabus coverage on the FOER exam guide, then sit the next paper in the ramp.
