About FOER Mock Paper 3

This is mock paper 3 of 5 for FOER, the Fundamentals of Equity Release unit of CeRER. The 5 papers in this unit run easier โ†’ harder so you can build up to exam standard rather than being thrown in at the deep end. This one sits in the standard tier: it is pitched at roughly live-exam difficulty, with distractors that are all plausible until you read them properly.

Every question carries a written explanation, so a wrong answer tells you which rule you have misread instead of just costing you a mark. Questions are original, written against the current CeRER syllabus, and cover the material the way the examiner tests it โ€” precise recall where recall is tested, and judgement where the paper wants judgement.

Format, timing and pass mark

FOER Mock Paper 3 follows the live FOER format: 50 standalone questions, in 60 minutes โ€” about 72 seconds a question. Pass mark 35/50 (70%), as in the real assessment. There is no negative marking, so answer everything.

Definitions & regulation

Which of these statements about regulation of later-life lending is correct?

  1. AThe Equity Release Council regulates all three product types
  2. BLifetime mortgages and home reversion plans are both regulated by the FCA as equity release products, while a RIO mortgage is regulated as a standard first-charge mortgage, not as equity release
  3. COnly lifetime mortgages are regulated by the FCA; home reversion is unregulated
  4. DRIO mortgages are classed as equity release because interest can roll up
Reveal the answer

B is correct. The FCA regulates lifetime mortgages and home reversion as equity release. A RIO mortgage is a standard interest-only mortgage โ€” regulated, but not classed as equity release. The Equity Release Council is a voluntary body, not a regulator.

Lifetime mortgages

Priya takes out a lifetime mortgage under which she has agreed to pay the interest each month for the first ten years, after which missed payments could put her home at risk. What type of plan is this?

  1. AA mandatory-payment (interest-paying) lifetime mortgage
  2. BA home reversion plan
  3. CA standard roll-up lifetime mortgage
  4. DA retirement interest-only mortgage, which is not equity release
Reveal the answer

A is correct. Mandatory-payment (payment-term) lifetime mortgages require agreed payments for a set period; missing them can put the home at risk of repossession. It remains an equity release product with features such as NNEG and portability.

A near miss is almost always a calculation you cannot do under time pressure, a definition you half-know, or a rule you have never read in the examiner's words. Start with the topic areas above where you dropped marks, then:

  • โ†’Drill the calculations on the CeMAP formula sheet โ€” LTV, income multiples, SDLT, APRC, ERCs and rental cover, each worked through.
  • โ†’Nail the terminology in the CeMAP glossary โ€” a surprising share of wrong answers are a term you nearly knew.
  • โ†’Re-read the syllabus coverage on the FOER exam guide, then sit the next paper in the ramp.
